Renaissance HOA fees

The HOA fees in Renaissance are presented in a fairly simple model. There are HOA fees for the master community and neighborhood fees per subdivision.

Renaissance Master Association

All homeowners of Renaissance pay HOA fees. On a quarterly basis, homeowners are responsible for $967.25 for the community membership and $400 for the master association. The HOA fees in Renaissance also include a monthly bill for cable television of $53.37. On an annual basis, community members are responsible for $6,109.44 in total.

If the community member is also a golf member, then there is an additional $7,367 (after taxes) in golf dues charged to the owner. This makes the total annual commitment $13,476.44 for homeowners with a golf membership.

Individual Subdivision Homeowner’s Association (HOA)

Below is the breakdown of single family homes and condos and the corresponding HOA fees in Renaissance for 2014.

Single Family:

Terabella – $3,900 per year/ $325 billed monthly

Via Lago – $3,300 per year/ $275 billed monthly

Vittoria – $3,000 per year/ $250 billed monthly

Monteverdi – $2,700 per year/ $225 billed monthly

Villagio – $2,400 per year/ $200 billed monthly

*These fees include lawn/landscaping maintenance.

Triana Condominium Association:

There are four associations within Triana, all responsible for different buildings. The fees range from $1,000 – $1,099 per quarter, which is $4,000 to $4,396 per year.

*Multi-family homes typically receive lawn care, exterior pest control, water, professional management services, and insurance with their quarterly HOA dues

Golf Membership Options

Plan A (100% refundable): $68,000 initiation fee; $6,950 in annual dues (residents), $10,600 in annual dues (non-residents)

Plan B (50% refundable): $45,000 initiation fee; $6,950 in annual dues (residents), $10,600 in annual dues (non-residents)

Community Development District

Renaissance in Fort Myers is a Community Development District (CDD). In a nutshell, CDD’s provide a conduit for the financing and management of new communities. The CDD is included in the homeowner’s annual tax bill and typically varies slightly whether the home is a single family or multi-family unit.
