Talis Park offers Mediterranean and Caribbean inspired villa and estate homes. All homeowners are responsible for paying HOA fees in Talis Park. In addition to the master HOA fee, the various subdivisions may also impose fees.
Talis Park Master Association
All residents of Talis Park pay a monthly “Master Association” common assessment. For 2014 the master HOA fee in Talis Park is $214.05 per month, which is $642.15 per quarter or $2,568.60 per year. The master HOA typically covers costs for the common area and amenity maintenance, privacy control, and association management and administration.
Individual Subdivision Homeowner’s Association (HOA)
Below is the breakdown of the subdivisions and corresponding HOA fees in Talis Park:
Brightling – $377.52-$387.33 per month- landscaping assessment depends on size of lot
Carrara – $554.42 per month
Fairgrove – $419.58-$437.25 per month- landscaping assessment depends on size of lot

Watercourse – $187.96 per month – exterior maintenance assessment
*In Talis Park the additional subdivision HOA fees take care of landscaping and exterior maintenance. If there is no additional fee then the homeowner is responsible for the landscaping. In certain neighborhoods the fee is dependent on the size of the lot.
Community Development District
Talis Park is a Community Development District (CDD). In a nutshell, CDD’s provide a conduit for the financing and management of new communities. The CDD fee is included in the homeowner’s annual tax bill. In Talis Park, each of the subdivisions has a different CDD fee, see below for details:
Brightling – $2,100-$2,500 (depending on size of lot)
Carrara – $1,750
Fairgrove – $2,100-$2,400 (depending on size of lot)
Firenze – $5,594
Pistoia – $2,400

*In addition, the CDD fee has a $207.21 charge per year, regardless of subdivision, for operating and maintenance.
There are one time fees due at closing in Talis Park too. They include an initiation fee for the Equity Sports Membership of $25,000, an initial capital contribution to the master association of $642.14, and an initial landscape contribution of $1,500.
